1. General Terms

These Terms and Conditions regulate the relationship between the owner of the apartments (hereinafter referred to as the “Owner”) and guests who make reservations through this website.

The Owner’s details (name, registration number, and address for correspondence) will be provided at a later stage.

2. Reservations

A reservation can be made through the booking form on the website or by another contact method provided by the Owner.

After submitting a request, the guest will receive confirmation by email or phone. The reservation shall be considered confirmed only after confirmation by the Owner.

3. Payment

No advance payment is required.

Payment is made:

• in cash upon check-in;
• by bank transfer to the bank account provided in the booking confirmation.

4. Check-in and Check-out

• Check-in: after 14:00
• Check-out: by 11:00

Early check-in or late check-out may be available upon prior arrangement and subject to availability.

5. Rules During the Stay

To ensure the comfort of all guests, the following rules apply:

• Smoking inside the apartments is prohibited. Smoking is allowed only on the terraces.
• Pets are not allowed.
• Parties, events, or activities that may disturb the peace and comfort of other guests or neighbors are not permitted.
• Guests are required to use the property with due care and to inform the Owner in case of any damage or malfunction.

6. Liability

Guests are responsible for any damage caused during their stay as a result of intentional actions or gross negligence.

The Owner is not responsible for lost, forgotten, or stolen personal belongings.

7. Cancellation of Reservations

If a guest needs to cancel a reservation, they should notify the Owner as early as possible using the provided contact details.

In cases of repeated no-shows without prior notice, the Owner reserves the right to refuse future reservations.

The Owner reserves the right to contact the guest to confirm the reservation. If the guest cannot be reached or fails to provide confirmation within 72 hours of receiving the request, the reservation may be cancelled.

8. Force Majeure

The Owner shall not be liable for the inability to provide the service due to force majeure events, including natural disasters, interruptions of electricity or water supply, or other extraordinary events beyond the Owner’s control.

9. Applicable Law

Any matters not covered by these Terms and Conditions shall be governed by the applicable laws of the Republic of Bulgaria.
